Mistick was chosen as the general contractor for five phases of construction under the Larimer/East Liberty Choice Neighborhoods Initiative. This redevelopment endeavor encompassed a comprehensive approach aimed at addressing the housing needs of the community. It entailed the construction of over 300 housing units, significant neighborhood enhancements, and the creation of green spaces, all with the goal of enhancing the residents' quality of life.

Phase I (2016) – 85 Units, $24.9 Million
Phase I entailed the construction of 18 new buildings, among them a 27-unit apartment building with community space. The scope of work also encompassed site demolition, all necessary site improvements, public infrastructure upgrades across 6 streets, and erection of building structures. Exterior cladding materials comprised horizontal lap siding of various dimensions, cement panels, shingle roofs, vinyl windows, and masonry elements. Additionally, numerous townhomes were equipped with integral porches, defining their entrances.

Phase II (2019) – 150 Units, $34.1 Million
Phase II consisted of 150 residential apartments spread across 13 buildings and 6 acres of land. The development offers a variety of unit sizes, including one-, two-, three-, and four-bedroom options within a blend of townhomes, garden apartments, and apartment buildings. Notable features and amenities of the development include a strong emphasis on sustainable energy efficiency, integration of green stormwater design, inclusion of washer and dryer units in each apartment, provision of off-street parking, and access to shared facilities such as a community room, health and fitness center, computer lab, and management office, all situated within the previously completed phase of the development.

Phase III (2020) – 42 Units, $11.3 Million

Phase III entailed the construction of a four-story wood-framed apartment building comprising 37 units, alongside a five-unit townhouse building. These units are being built and certified in accordance with Energy Star and Enterprise Green Communities standards.

Phase IV (2020) – 42 Units, $21.1 Million

Phase IV of this redevelopment project encompassed the renovation and conversion of the historic Larimer Elementary School into 35 residential units, in addition to the construction of a three-unit townhouse building and a four-unit garden apartment building. All units were constructed and certified in compliance with Energy Star and Enterprise Green Communities standards. Furthermore, this phase included site preparation and the installation of associated public infrastructure to support the new buildings.
The renovation of Larimer School preserved its historical features in adherence to Historic Tax Credits and National Park Service guidelines.
