Garden Theater Block is a LEED certified, market-rate apartment project in the dense urban setting of Pittsburgh’s North Side. This project involved renovation of the historic Garden Theater building and new construction of an interconnecting Corner Building and adjacent Morton House.

This existing Garden Theater is a historic structure and renovations were made to follow historic guidelines. The Corner Building is a five-story structure with steel columns, precast floor at the 2nd level, and cross-laminated timber (CLT) flooring and floor trusses on the upper floors. Our scope originally included renovation of the nearby Morton House. We quickly discovered that the house had compromised structural integrity which made rehabilitation infeasible. The team worked with community stakeholders to reimagine a new building that fit with the fabric of the neighborhood. We used salvaged materials where possible on the historic site. The new construction of this home includes 10 modern one-bedroom units with 2 of those units offering ground floor accessibility.

In total there are 57 apartments: 3 studios, 39 one-bedroom, 3 one-bedroom with den, 11 two-bedroom, and 1 three-bedroom. These residential spaces sit atop ground floor amenities and commercial space. Amenities include a lounge, business office, fitness room, package room, dog wash, indoor bike parking, and secure exterior porch and interior courtyard to serve all three buildings.
